Several neighbors asked about the story behind the sale of my personal townhome, so I thought it would be fun to share a little behind-the-scenes look at how the home was prepared, designed, and marketed before going on the market.

About the Home

Fusion has always been a special community in the South Bay. Buyers are drawn to the modern architecture, the light-filled interiors, and the convenient location close to Manhattan Beach, El Segundo, and major employment centers throughout the area.

Homes here already have great bones, so the goal when preparing this property for sale was not to over-renovate, but to thoughtfully refresh the home so it would present beautifully to today’s buyers.

Strategy Design & Preparation

Before bringing the home to market, I focused on a series of thoughtful design touches intended to highlight the home’s natural strengths while creating a clean, modern, move-in-ready feel.

Updates and improvements included:

• fresh interior paint in light neutral tones to brighten the space
• updated lighting fixtures to create a more modern look and improve the evening ambiance
• new hardware and small finish upgrades that helped elevate the overall feel of the home
• professional cleaning and detailing so the home felt crisp and well cared for
• simple staging touches to help buyers visualize how the space could be enjoyed

The goal was to create a home that felt fresh, welcoming, and polished while still allowing buyers to imagine making it their own.

Marketing Strategy

Preparation is only part of the equation. Presentation and exposure also play a major role in how a home performs once it hits the market.

The marketing strategy included professional photography, thoughtful listing presentation, and targeted outreach to buyers already searching for homes within the Fusion community.

Because Fusion has such strong buyer demand, creating visibility and excitement during the first week on market was especially important.

The strategy worked beautifully.

The home quickly attracted strong interest from buyers familiar with the community and ultimately sold over the asking price, demonstrating how thoughtful preparation, strategic pricing, and strong presentation can make a meaningful difference in the outcome of a sale.
